Structural Engineers are a hugely important aspect to any build most importantly safety. They must be able to provide an SER Certificate to any build they design. They ensure that whatever is built now will be standing in 100 years time taking into account aspects snow, wind, storms, loading, ground make up, etc. They can also play a key role in any demolition process how and where a building needs propped/supported. The second aspect which your Structural Engineer can massively affect your project is cost. However, your Structural Engineer designs your build can affect the cost massively and over the years we have found that different designers can design the same projects completely differently both equally as safe with an SER Certificate being issued, the only difference being the build cost to achieve the Certificate. It is not just about ensuring the build is built safe but it has to be done cost effectively and unfortunately in our experience this can sometimes be lost with independent Structural Engineers. There have also been instances when structural elements have been designed without considering the practicality of the installation process. At EXTRAORDINARY EXTENSIONS our in-house Structural Engineer understands the importance of not only designing the structural elements to be safe but also ina cost effective manner our Build Team and Design Teams are constantly in communication to ensure any element designed is also practical when it comes to installation when on site.

Quantity Surveyors can often be overlooked on smaller projects such as extensions but their input far outweighs the cost. They provide an accurate Bill of Quantities this works in the favour of both parties in allows the client to accurately see what cost and why. But also breaks the project for the Build Team to accurate price each aspect. At EXTRAORDINARY EXTENSIONS, with our Quantity Surveyor we have costed hundreds of variations of our 3 main concept extensions that has allowed us to create a matrix which now allows us to confidently cost any of the designs when conducting our initial site visit and survey. With our more bespoke designs our Quantity Surveyor will be part of the process from initial conception to completion to ensure you receive the best value for money whilst staying within your budget.

For you to get the most value for money for your build, it’s important to get it right from the beginning. This often starts with the Architect. However, after being in the industry for over 15 years, we have found that this can cause some issues. Most clients that approach an Architect to have an extension drawn up give the Architect a budget and a scope of works. The Architect then goes away and draws up some fantastic drawings. Unfortunately, when it comes to the build cost, this can be wildly inaccurate, leaving the Builders tendering the work to break the news. This can be down to inexperience or distance from the supply chain, or unfortunately at time just to secure the drawing package. Another issue we have often faced is what works on a drawing may not work on site. It’s a difficult job to draw a massive alteration to properties without having an onsite experience and often what happens is and Architect will produce a drawing, it doesn’t work for a variety of reasons, there is then a collaboration between the Architect and the Builder on site. Unfortunately, this can lead to an increase in cost, as it’s a variation to the original scope of work. That’s why at EXTRAORDINARY EXTENSIONS we have designed and analysed hundreds of variations of our concept drawing packages with our Architect, Builder, Structural Engineer and Quantity Surveyor. This has allowed us to create a matrix to cost projects accurately on site. They are led by our Project Manager together with the Build Team bring hundreds of years experience and specialist in each of their own trades. We heavily invest in our teams development and bring through apprentices year on year. We have a strong core of guys who are employed with ourselves however we also bring in specialist sub-contractor who brings their own unique level of expertise. All our sub-contractors are interviewed quality checked to ensure they have not only our standards of work but the same ethos towards how any project is taken on. We have also chosen to partner with specialist installers depending on the upgrades you may pick or if it’s a bespoke package.
